Intended-Uses Feasibility Studies

Intended-uses feasibility studies generally refer to an evaluation of a given property location in relation to the surrounding market in terms of the likely uses the local market area (or trade area) would be reasonably-expected to support.  Intended-use feasibility studies also refer to a specific intended use (e.g.: a retail strip mall, office building or multifamily housing development to name a few).  If you are interested in a specific intended-use project feasibility study, click here.  This web page is for the purposes of discussing feasibility studies within the context of what is known as “full scope” feasibility feasibility studies

The full scope feasibility analysis considers multiple use scenarios the site would be reasonably expected to potentially support.  In this process some uses are automatically eliminated as being unrealistic due to the size of the site, size of the surrounding market population, location of the site and zoning.  Those that meet the qualification threshold are then undertaken to determine the most likely use based upon the potential future cash flows those uses would be reasonably-expected to potentially generate, all other things being equal.
