The RTAF Special Purpose Model is designed for an analysis of specific retail demand.
Step 1 – Universe of Records
Real-time data provides the total number of households inside the primary marketing area.
Step 2 – Reduction to Age and Income Qualified Households
The total number of households is reduced by the age and income qualified households inside the primary marketing area.
Step 3 – Reduction to Utilization
The age and income qualified households are then reduced by the percent of households likely to utilize the service providing the total gross demand.
Step 4 – Reduction Due to Competition
The current supply from competition is reduced from the total gross demand providing the total net demand.
Step 5 – Reduction to Net Buildable Demand
The total net demand is multiplied by the assumed penetration rate to provide the expected-case net buildable pool.
